The Ohio State University Renter's Guide
We strongly encourage everyone to review the student Renter’s Guide, provided by The Ohio State University’s Undergraduate Student Government (USG), and published through the Office of Student Life. The Renter’s Guide is a product of surveys conducted by the USG. It provides students and their parents with valuable information about how local landlords compare in many different areas.

- The university did not publish a Renter's Guide for the 2020-2021 or 2021-2022 lease terms.

Before you explore our website, I would like to take a couple of
minutes of your time and talk about us and our properties.
My wife and I have been full time private owners/managers for over 30
years in the Ohio State University campus area. Having both been
OSU graduates, we strive to make a difference in student housing
by providing houses and apartments that are located in some of the
greatest campus locations, short walking distance to classes, they are extensively renovated, well
maintained and managed. The safety and security of our tenants is of paramount concern to us and we will do everything we can to keep them safe and secure.
Most of our apartments and houses come with new cabinets and ceramic tile floors or LVT in kitchen and
baths, new frost-free refrigerator (all units with 6 or more bedrooms come with 2 refrigerators), built-in microwave, dishwasher, FREE
washer-dryer, central air-conditioning, courtesy mini blinds and plenty of
FREE, unblocked, well-lighted off-street parking. Most of our apartments and houses also come with new insulated windows
and new A/C and forced air gas furnace, which offer great comfort and big
utilities savings that we are able to pass to you in the rent. The rent for all of our properties includes Gas, Electric and Water/Sewer. You pay ONE BILL every month. No worries about whose name the utility accounts will be in, paying utility account deposits and collecting from roommates to pay the bills every month.
Because we care about our tenants' safety, no smoking is allowed inside
our properties. In addition, no candles and no electric, charcoal or gas grills, as well as no fire pits or open flames of any kind are allowed anywhere on the premises. Also, in all our
properties, we provide a fire extinguisher for each floor that is inspected and tagged yearly by a licensed company, a
smoke/fire alarm in each bedroom in addition to one on every floor
landing, a carbon monoxide detector on any floor where there is a
bedroom, as recommended by the Consumer Product Safety Commission
and a fire escape ladder for all 3rd floor bedrooms that do not
have access to an existing built-in fire escape or to a 2nd
stairwell. Also, in all of our units the smoke and carbon monoxide detectors are hardwired and interconnected. We also provide exterior electronic keypad locks and a chain lock on all exterior doors of all our properties.
We employ a full-time, well qualified, well paid, dedicated,
trustworthy and courteous maintenance crew, including a licensed
electrician, and use several licensed sub-contractors (plumbers,
carpenters, roofers, heating/cooling technicians) whom we have
been using for years, each one of them being the right, qualified
person for the specific job.
We are in the advantageous position to be able to claim, that we
have no deferred maintenance on any of our properties and that we
can promise our tenants, as stated in our lease, that any regular (non-emergency)
maintenance requests, entered on our website on a weekday, will be
addressed within 24 hours from being entered, most of the time
within a few hours. Of course, any emergency requests will be
addressed immediately, 24 hours a day, 7 days a week.
We strongly believe, that if an apartment or house is not good
enough for our daughters or son to live in, it is not good enough for
you either. We also promise you that we will treat you with the same
care and respect with which we would treat our children, would they live
in one of our properties.

wish to live in a well-managed, well-maintained, high-quality property, where you can concentrate on your school work and not worry about your housing maintenance/management problems, and you feel that you can take care of the property,
respect it and generally abide by the terms of the lease listed on

Tenants pay all payments easily and conveniently online with an e-check, FREE of charge, or with a credit/debit card which bears a 2.95% convenience fee.

No prepayment of last month's rent is required. The security deposit payment is required AFTER your applications get approved. First month's rent due August 1st, not earlier.

We promise our tenants, as stated in our lease, that any regular (non-emergency)
maintenance requests, entered on our website on a weekday, will be
addressed within 24 hours from being entered, most of the time
within a few hours. Of course, any emergency requests will be
addressed immediately, 24 hours a day, 7 days a week.

We provide exterior electronic keypad locks in all our properties. No keys to lose or misplace. For your safety, we replace the former tenants’ keypad code with a new code before you move in.

We provide a chain lock on all exterior doors of all our properties for our tenants' improved safety.

We provide a keyed lock on all bedroom doors in all our units.

In all our
properties, we provide a fire extinguisher for each floor that is inspected and tagged yearly by a fire extinguisher licensed professional company, a
smoke/fire alarm in each bedroom in addition to one on every floor
landing, a carbon monoxide detector on any floor where there is a
bedroom and a fire escape ladder for all 3rd floor bedrooms that do not
have access to an existing built-in fire escape or to a 2nd
stairwell. Also, in all of our units the smoke and carbon monoxide detectors are hardwired and interconnected.

No smoking inside the house or apartment is allowed.

No beer kegs are allowed anywhere on the
premises.

No candles are allowed anywhere on the
premises.

No electric, charcoal, or gas grills and no fire pit, or open flames of any kind are allowed anywhere on the premises.

We provide enough working and safe outlets in our properties and as a result no extension cords, which are a serious fire hazard, are needed or allowed anywhere on the premises. Only a cord with a circuit protection strip is
allowed. Any cord placed in the strip must go directly to the appliance it serves.

Only exterior use furniture (patio furniture, no upholstered furniture) is allowed on
any porch or deck.

We guarantee a parking space for each parking permit we issue, so you can find a parking space to park your car at, upon your return. We do not sell more parking permits than what we have available parking spaces for.

We show you the actual apartment you are going to rent. No
models shown and no surprises on move-in day.

We value your privacy and promise you, as stated in our lease, that we will NEVER enter your unit without at least a 24-hour notice, unless it is an emergency.

Our tenants’ safety, security and privacy is of paramount concern and importance to us and we promise you that we will not ask prospective tenants to knock on your door and ask you if you are renewing your lease. We will always arrange an appointment with prospective tenants to view our units, give our current tenants at least a 24-hour notice and have one of our knowledgeable, courteous, trustworthy associates show them the units, and answer any questions prospective tenants might have about a unit, as our associates have worked for our company, have renovated and maintained all our properties, for very many years and know every inch of every single property we own.

All tenants on the lease are JOINTLY responsible.

We are sorry, no pets are allowed. A fish in a bowl/tank of capacity of no greater than one gallon of water is allowed.
